*WHAT IS THE CHECK-IN AND CHECK-OUT TIME?*
Check-in @ 4PM. Check-out @ 10AM.
*CAN I CHECK IN EARLY OR CHECK OUT LATE?*
Yes, you can with prior approval. Early check-in and/or late check-out all depend on our booking schedule and seasonality. And it can be complimentary or with additional fee. We try our best to accommodate guests. Please message us early for details.
*WHERE CAN I PARK?*
3 reserved parkings on the driveway.
2 first come first serve street parkings in front of the house.
*HOW DO I GET THE KEY?*
The front door is equipped with state-of-the-art Schlage encore keyless smart lock. The access code will be provided to you 24 hours prior to your arrival time.
*WHAT IS THE WIFI PASSWORD?*
The password is provided in your check-in message and posted by the front door.
*WHAT IS THE NEIGHBORHOOD LIKE?*
The house is located in a lively yet very safe neighborhood. Since it is still a residential area, please practice common sense and be respectful to our neighbors during your stay just like you would in your hometown.
It is very important that we do not receive any complaints from the city, so we can continue to share our lovely home with you and other future guests.
*IS THERE ANY SECURITY OR SAFETY MEASURE AT YOUR PLACE?*
– Actively recording Ring cameras in the exterior, yard, & pool area for security and liability reasons. There is no camera inside the house.
– Alarm device for any door entrance to the pool, inspected and approved by the city.
– Smoke & alarms for all the rooms, inspected and approved by the city.
– Fire Extinguisher, located inside the pantry closet and in the garage.
– First-Aid kit, located in one of the drawers in the kitchen.

*WHAT ARE THE ACCOMMODATIONS THAT YOU PROVIDE FOR MY STAY?*
– High speed Internet and WiFi. 800 Mbps Speed.
– TV entertainment package: ROKU 200+ standard channels.
– Baby package: High chair, toddler’s toys, Pack’n’Play/Bassinet combo (located in the laundry room). Plastic dinnerware for kids (in the kitchen).
– Iron with steam and clothing store graded steamer (laundry room).
– Hair dryer in each bathroom.
– Additional filtered Brita pitcher and ice cube trays in the fridge.
– Complimentary coffee and tea in kitchen. In addition to a regular coffee maker there is a Vietnamese style coffee press.

– Fresh makeup towels, wash cloths, large sized bath towels, & essential toiletries.

– Patio umbrellas for sun protection. We have very strong wind in the area. If you use the umbrellas, you take full responsibility for any damage. Please do not leave them unattended and fold them down when not used.
– High quality floats for the pool and outdoor water-resistant throw pillows, located in the black storage bin behind the blue hangin chairs.
– Cardboard games.
*DO YOU PROVIDE ANY CONCIERGE SERVICE FOR MY STAY?*
The house is inspected and cleaned only prior to your arrival and after your departure by the cleaning crew as part of your booking.
Additional cleaning during your stay may be requested for an additional fee directly to our cleaning crew.
Our Saltwater pool undergoes servicing routinely on Tuesday and Friday in the early AM. The area is occasionally affected by sandstorms, and although we regularly test the water, sediments may accumulate at the bottom of the pool.
The primary mode of communication is through the Airbnb platform messaging system.
Phone calls are also available for urgent matters. Please keep in mind that this is not a hotel, so we only can provide immediate assistance within normal office hours from 9AM to 5PM EST.
For any true emergency, please call 911.
*IS THE POOL AND SPA HEATED?*
The pool and spa can be heated upon request.
It is $85/night for heating the pool & spa from 7AM to 7PM, with a 2 consecutive day minimum.
Depending on the time of the year, the pool can take 12 to 24 hours to be heated to around 84 degrees. The spa takes up to 40+ minutes to be heated to 100 degrees. We have a tablet for you to turn the spa on with a pre-set degree. Advanced notice of the pool & spa heat is required as the pool will take time to fully heat up. Please note that the pool & spa cannot be heated at the same time.
During Summer months (June to September), spa heat only is offered for $45/night.
*I DON’T REALLY KNOW HOW TO SWIM; CAN I STILL USE THE POOL?*
We recommend to only stay in the shallow part of the pool if you don’t know how to swim. The floats are not meant to be rescue devices for the pool and we do not have lifeguard on duty for the pool. The deepest part of the pool is around 5 feet.
– YOU NEED TO ATTEST OUR LIABILITY WAIVER IN ORDER TO USE THE POOL WITHIN 48 HOURS OF BOOKING.
Other rules of using the pool include no diving, no glass near the water (we provide reusable plastic dinnerware), & no children without adult supervision.
*DO YOU HAVE AN OUTDOOR SPEAKER SYSTEM? CAN I PLAY MUSIC OUTDOOR BY THE POOL?*
We do not have amplified speaker system in the yard due to noise complaints, but you are welcomed to play music with reasonable decibel on your Bluetooth speaker in the backyard.
While this is a lively neighborhood, we still practice common quite hours as follow:
-Monday through Sunday: 9PM to 7AM
*I HAVE FRIENDS (FAMILY) IN TOWN, CAN THEY VISIT ME DURING MY STAY?*
No party or visitors are allowed during your stay. It is because aircover does not protect hosts and guests for these occasions.
Violation will result in immediate cancellation without a refund and a $1000 fine.
*DO YOU ALLOW PETS?*
-Restrictive pet policy with prior approval from the host. Please tell us the type of breed, weight, and if your pet is house trained.
-Maximum of 2 pets are allowed.
-Pets need to be attended by guests at all time.
-A $150 pet fee is required upon booking. The only exception is Service Animal with official documentation.
-Bringing unauthorized pet will result in immediate cancellation without a refund and a $1000 fine.
*CAN I SMOKE AT THE PROPERTY?*
No smoking/vaping is allowed in the house and the garage. This applies to both tobacco and cannabis use.
Violation will result in immediate cancellation without a refund and $1000 additional cleaning fee.
*IS YOUR PLACE CHILD-PROOFED?*
No, the place is not entirely child proofed although we do have child safety/ tamper resistant outlets . Please use your standard precautions and supervise your little ones accordingly.
*CAN I ADJUST THE TEMPERATURE IN THE HOUSE?
We allow guests to adjust the temperature during their stay. However, when the outside temperature rises into the triple digits (in Fahrenheit), the system may not cool the house to below 73 degrees, regardless of the setting. We kindly request that guests maintain a temperature between 73 and 78 degrees to prevent overtaxing the AC system. Please keep in mind that if service is needed, our AC technician requires 24 hours’ notice.
*ARE WATER AND ICE PROVIDED DURING THE STAY?
The fridge may or may not have a functioning water filter and ice maker. To ensure you always have access to water and ice, we have also provided a Brita pitcher and ice trays. For guests traveling with a large party, we recommend purchasing additional ice from nearby stores, as our appliances are designed primarily for residential use and may not produce enough ice for large groups.
*CAN I BOOK FOR MORE THAN 28 DAYS?*
Longer term bookings are available with different scheduled fees and rental contract. Please message host for details.
*DO WE NEED TO DO ANYTHING BEFORE CHECKING OUT?*
– Close down all the umbrellas for wind hazard.
– If you have moved any of the furniture, please move them back to its original placement.
– If you use baby package, please wipe everything down and put them back to where you find them for other future moms. They would appreciate it!
Other than that, we don’t impose any crazy list of chores. We want you to enjoy your 5 star stay to the fullest!
* CAN I CANCEL MY RESERVATION ANYTIME?
We strongly recommend that you purchase travel insurance to protect against unforeseen events that could impact your travel plans. Please take a moment to carefully read and understand our cancellation policy, as we strictly adhere to these policies without exceptions.
